Calculators

Seven calculators I use with clients every week — built by a CPA and real estate agent, using the actual Ontario, Toronto and federal rules rather than US-style shortcuts. Free, private, and nothing is stored. Below them is a short list of outside calculators — the government’s retirement income tool, a CPP and OAS timing calculator and a bank’s investment calculators.

Land transfer tax

Ontario and Toronto land transfer tax bracket by bracket, with first-time buyer rebates applied. Updated for Toronto’s April 1, 2026 rates.

Mortgage payment & affordability

Basic: your payment at any frequency, with CMHC insurance if you put down less than 20%. Advanced: a full amortization schedule — interest and principal by year or by payment — plus a stress-tested “how much can I afford?”

How long will my money last?

Enter your savings, what you withdraw each year, your expected return and inflation, and your current and target age. See the age your money runs out, or how much you can safely withdraw to make it last.

Open calculator

Present & future value

What a lump sum plus regular deposits grows to, shown in future and today’s dollars — or flip it to find the amount you need today to reach a goal. Deposit frequency, inflation-indexed deposits and a year-by-year table.

2025 & 2026 personal tax

Enter taxable income and see tax payable, after-tax income, average and marginal rates, and the marginal rate on capital gains, eligible and ineligible dividends — for every province and territory, with a federal/provincial breakdown.

Open calculator

2025 & 2026 RRSP savings

Enter taxable income and your RRSP contribution to see the tax refund it generates in every province and territory, the savings rate, and what the contribution really costs after tax.

Project your child’s education costs and RESP savings with the 20% Canada Education Savings Grant, see the shortfall or surplus, and how much more to save each year to close the gap.

These tools give estimates for planning and conversation. They do not replace advice based on your full situation, a lender’s approval, or a lawyer’s statement of adjustments. Book a free consultation if you want the numbers checked for your own deal.

Want the numbers checked for your situation?

A 20-minute call is usually enough to confirm your budget, your closing costs and the tax side of the decision.
