    Who pays land transfer tax in Ontario?
    The buyer. Land transfer tax is paid on closing when the transfer is registered, and your lawyer collects it as part of your closing funds. Sellers do not pay it.
    Do I pay two land transfer taxes in Toronto?
    Yes. Purchases inside the City of Toronto pay both the Ontario land transfer tax and the Toronto municipal land transfer tax. Homes in Brampton, Mississauga, Vaughan, Markham and the rest of the GTA pay only the provincial tax.
    Who qualifies as a first-time buyer for the rebates?
    Generally you must be at least 18, have never owned a home or an interest in a home anywhere in the world, your spouse must not have owned a home while they were your spouse, you must occupy the home as your principal residence within nine months of closing, and you must be a Canadian citizen or permanent resident (or become one within 18 months). Ontario refunds up to $4,000 and Toronto rebates up to $4,475.
    What changed in Toronto’s land transfer tax in 2026?
    Effective April 1, 2026, the City of Toronto raised its rates on the portion of the price above $3 million for properties with one or two single-family residences: 4.40% from $3–4 million, 5.45% from $4–5 million, 6.50% from $5–10 million, 7.55% from $10–20 million and 8.60% above $20 million. Rates up to $3 million did not change.
