Tax & accounting · CPA

Tax and accounting from a CPA who knows real estate.

Personal returns, rental properties, self-employed and corporate tax, and CRA correspondence — for clients in Toronto, the GTA and anywhere in Ontario. I hold the CPA designation and completed the Master of Taxation Program at the University of Waterloo, with more than 7 years at a Big Four accounting firm specializing in tax planning and compliance for corporations and high-net-worth individuals. Most work is handled remotely and securely.

Services

What I do

Personal tax returns (T1)

Preparation and filing for employees, families, students, retirees and newcomers — with planning built in, not bolted on.

  • Employment, investment and foreign income; T1135 foreign property reporting
  • RRSP, FHSA and TFSA strategy; Home Buyers’ Plan repayments
  • Medical, donations, tuition, child care, moving expenses and spousal transfers
  • Sale of a home: Schedule 3 and T2091 principal residence reporting
  • Prior-year and late returns, adjustments (T1-ADJ) and voluntary disclosures

Rental property tax

For landlords with one condo or a small portfolio. This is where the real-estate side of my practice pays off for you.

  • Statement of Real Estate Rentals (T776), co-ownership splits and expense support
  • Capital cost allowance: whether to claim it, and the recapture consequences when you sell
  • Change-in-use elections when you move in or move out
  • Capital gains on sale, the anti-flipping rule and assignment sales
  • HST: New Residential Rental Property Rebate, and HST on new or substantially renovated units

Self-employed & corporate

Contractors, consultants, trades, professionals and small incorporated businesses.

  • Business or professional income (T2125), home-office and vehicle expenses
  • Corporate tax returns (T2), year-end financial statements and bookkeeping clean-up
  • HST registration (the $30,000 small-supplier threshold), filings and input tax credits
  • Salary vs. dividends, shareholder loans, and T4/T5 slips
  • Professional corporations for dentists, physicians, physiotherapists and chiropractors — including multi-location practices
  • Should you incorporate? An honest answer based on your numbers

CRA reviews, audits & disputes

When the CRA writes, the quality of the response matters more than the speed. I act as your authorized representative.

  • Pre- and post-assessment review letters (medical, donations, rental expenses, moving, foreign income)
  • Business and rental audits, including real-estate transaction reviews
  • Notices of objection (90-day deadline) and taxpayer relief requests for penalties and interest
  • Voluntary Disclosures Program applications for unreported income or late filings

Estate planning & wealth transfer

Passing a home, a cottage, a business or an investment portfolio to the next generation with as little tax and friction as possible. This is the core of my Big Four work.

  • Planning for the deemed disposition on death and the tax on the final return
  • Estate freezes, family trusts and the 21-year rule
  • Succession of the family business and the intergenerational transfer rules
  • Transferring the family home, cottage or rental properties to children
  • Coordinating with your lawyer on wills, powers of attorney and probate planning

High-net-worth & corporate tax planning

For business owners, professionals and families with more complex affairs, drawing on more than 7 years of Big Four tax planning and compliance — from professional corporations to public companies.

  • Investment holding companies, corporate structures and owner compensation
  • Income splitting within the tax-on-split-income (TOSI) rules
  • Passive investment income and the small business deduction grind
  • Charitable giving strategies and donations of securities
  • Multi-year compliance: T1, T2, T3 trust returns and information filings
  • Cross-border taxation and transfer pricing, including T106 reporting for transactions with related non-residents

Trucking companies & owner-operators

From one truck to hundreds of trucks and trailers. Trucking has its own tax rules, and I have worked with some of the largest carriers in Canada as well as single-truck owner-operators.

  • Incorporating an owner-operator, and the CRA’s “Driver Inc.” and personal services business risk
  • Fuel tax (IFTA) returns, HST on freight including zero-rated international and interline loads
  • Depreciation on tractors (Class 16) and trailers (Class 10), lease vs. buy decisions
  • Long-haul driver meal claims (TL2, 80%) and per-diem policies for company drivers
  • US lanes: cross-border filings, state obligations and transfer pricing between related Canadian and US entities

Industry experience

Who I have prepared tax filings for

Seven-plus years at a Big Four firm meant filing for everything from a single-dentist professional corporation to a listed bank — including cross-border taxation and transfer pricing. Healthcare practices and trucking companies are where I have the deepest experience.

Healthcare practices

In-depth tax compliance for dentists with multiple locations, family doctor practices, physiotherapists and chiropractors, and pharmaceutical companies — professional corporations, associate arrangements, cost-sharing structures and multi-location bookkeeping.

Public corporations

Corporate tax returns and compliance for large public companies — major banks, mining companies, airlines, big pharma and some of the biggest trucking companies in Canada — including cross-border taxation and transfer pricing. The most demanding filings in Canadian tax, with the documentation standards to match.

Small private corporations

Owner-managed businesses and professional corporations for dentists and family doctors: T2 returns, owner compensation, the small business deduction, HST and the personal returns that go with them.

Trucking & transportation

A specialty: whether you run one truck or hundreds of trucks and trailers. Owner-operators, incorporated drivers, carriers with US lanes and fleet operators — fuel tax, cross-border filings, fleet depreciation and the CRA’s focus on “Driver Inc.” arrangements.

Specialty

Real estate tax planning

Because I’m also a licensed sales representative, I see the transaction and the tax return as one event. Clients typically come to me before a purchase or sale with questions like these:

  • “We own a house and a condo. Which one should be the principal residence for which years?”
  • “I’m assigning my pre-construction unit. Is that HST-taxable, and is the profit a capital gain?”
  • “My parents want to add me to title. What does that do to their exemption and my land transfer tax?”
  • “I’m moving out of my home and renting it. What has to be filed this year?”
  • “How much will I actually keep if I sell my rental this year versus next?”
A one-hour planning call before a deal often saves far more than it costs. The tax on a real estate transaction is usually decided by choices made before closing — ownership structure, timing, elections and documentation — not by anything done at tax time.

Questions

Tax FAQ

Do I have to report the sale of my home if it was my principal residence?
Yes. Since the 2016 tax year, every sale of a principal residence must be reported on Schedule 3 and Form T2091 of your return, even when the exemption eliminates all of the tax. Failing to report it can cost the exemption and lead to penalties.
Can I deduct my mortgage payments on a rental property?
You can deduct the interest portion, not the principal. Property tax, insurance, condo fees, utilities you pay, repairs, advertising, property management and accounting fees are also deductible against rental income.
Should I hold my rental property in a corporation?
Usually not just for tax. Passive rental income in a corporation is taxed at a high rate, the small business deduction does not apply, and a corporation adds annual filing costs. There are situations where it makes sense — liability, estate planning, or an active real estate business — and we can work through yours.
How does estate planning reduce the tax on death?
When you die you are deemed to have sold everything you own at fair market value, and any gains are taxed on your final return unless the assets pass to a spouse or common-law partner. Planning ahead — an estate freeze, a family trust, life insurance to fund the tax, gifting during life, or simply choosing which property is your principal residence — can reduce or defer that bill and keep more of what you built in the family.
I received a letter from the CRA. What should I do?
Don’t ignore it, and don’t over-answer it. Most review letters ask for specific documents within about 30 days. I read the letter, assemble exactly what was requested, and respond on your behalf as your authorized representative.
